First: are you even on septic?

The percolation test comes first — before design, before plans

A septic system disperses treated effluent into the soil. Whether your soil can absorb water fast enough — and how much drainfield area you need to do it — is measured by a percolation ("perc") test. A licensed professional bores test holes at the proposed drainfield location, saturates them, and measures how many minutes it takes the water level to drop an inch. That number, the perc rate, drives the entire design.

In Tulare County the test has to be done under Environmental Health's supervision before they'll issue a septic permit — you can't just hire someone quietly and hand in a number. 1. Conventional gravity system

The simplest and most common: a septic tank where solids settle and bacteria break down waste, then gravity carries the liquid effluent out to a network of perforated pipe in gravel-filled trenches — the leach field — where it soaks into the soil. No pumps, no power, no moving parts.

When it works: decent perc rate, enough flat land for the drainfield, and adequate separation from groundwater. This is the goal on every project because it's the cheapest to install and the cheapest to live with.

2. Pressure-distribution system

Same tank, but instead of gravity, a pump pushes effluent through the drainfield under pressure so it spreads evenly across the entire field rather than pooling at the near end. 3. Engineered / advanced-treatment systems (mound & ATU)

When the soil simply can't take standard effluent — heavy clay with a slow perc, a shallow water table, or shallow bedrock — you move to an engineered system designed and stamped by a licensed engineer. Two common forms: a mound system, where the drainfield sits in an engineered sand mound built up above native grade so there's enough treatment depth; and an aerobic treatment unit (ATU), which injects air to treat effluent to a much higher standard before it's dispersed, so it needs less soil to finish the job.

When it works: failing perc, high groundwater, small or difficult lots, or environmentally sensitive sites.

Cost: commonly $30,000–$55,000+ installed, plus $1,500–$3,000 for the required engineered design. An ATU also carries an ongoing maintenance contract and periodic reporting — a real annual cost, not a one-time one.

The permit path through Tulare County Environmental Health

  5. Protect the reserve area from day one. Keep structures, driveways, and deep-rooted planting off it so a future field stays cheap.

A rural build lives or dies on the contractor's local relationships — with EHD, with well drillers, with septic installers, and with the PG&E project coordinators who set your power timeline.
